If your time frame is more flexible, you can adjust the price accordingly. To get an idea of the value of your property you should research the current market and look at similar properties that are 'For Sale' or that have been recently sold in your area and choose a price that will benefit you and attract the largest pool of buyers. Remember if your price is substantially higher than the going price for neighbouring homes, you will have a difficult time making a sale. If your asking price is too low, you risk losing money.
Of course, you want to get the best possible price you can get for your home. That is why you are choosing to sell without an estate agent in the first place. However, the biggest mistake sellers tend to make is to overprice their home, hoping for a large return. By asking for a price that is considerably higher than comparable homes in your area, you are already deterring potential buyers from making an offer. Buyers are fully aware that selling your home without an estate agent eliminates the brokers commission (which averages 1.5%) and therefore they do expect to negotiate a better deal.
